Maximum Occupancy:
The maximum number of guests allowed at this estate is 14
All guests must be registered, and any additional guests not declared during booking will result in extra charges or possible cancellation of the reservation.
Noise and Gatherings:
* NO PARTIES OR EVENTS: Any event, gathering, or loud music will result in immediate eviction, and neighbors will call the police. If violated, a $3000 fine will be imposed.
* NO LOUD NOISE OR MUSIC AT ANY TIME: Music must be kept at LOW TO MODERATE VOLUME during daytime hours.
* QUITE TIME 10 PM- 7 AM: Please respect the neighbors.
Reservations and Guest Policy:
* ACCURATE INFORMATION: Providing false or misleading information will immediately cancel your booking without a refund, and all guests will be required to vacate the property.
* REGISTERED GUESTS ONLY: Only registered guests are allowed on the property. Check-ins by individuals under 25 are not allowed. ALL guest names must be provided two days before check-in.
Pets and Smoking:
* NO PETS.
* NO SMOKING: Smoking or drug use is strictly prohibited in or on the property grounds. Violations will incur a minimum fine of $400. Cigarette butts must be discarded properly if smoking in outdoor areas of the neighborhood.
Safety and Conduct:
* SUPERVISION OF MINORS: Minors must never be left unattended, especially around pool areas and the fire pit.
* POOL RULES: Use of the pool is at the guest's own risk.
No glassware is allowed near the pool area.
Pool hours are until 10:00pm No jumping or diving in the pool. Minors must be supervised at all times around the pool.
* Use of Amenities:
All amenities, such as the game room, and BBQ area, should be used responsibly and cleaned up after use.
Please follow any posted rules and guidelines for these areas.⁠
Quiet hours are from 10:00 PM to 7:00 AM.
Respect the Neighbors.
* FOOD STORAGE: No food shall be left outside. Dispose of all food leftovers in sealed trash bags and place them in the corresponding bins to avoid attracting wildlife.
* NO EATING IN BEDROOMS: All food must be eaten in common areas.
Fire Safety
* FIRE SAFETY: Fire extinguishers are available in both houses. Use caution when using the fire pit and grill, and ensure all valves are turned OFF after each use.
Check-Out Procedures
* DISHES: Place all dirty dishes in the dishwasher and run before leaving.
* HVAC SETTINGS: The HVAC unit must be set between 72-79°F and no lower than 70°F to prevent freezing. The recommended setting is 77°F when not in the house.
* LIGHTS AND WATER: Turn off lights when not in the house. Shut off water when not used, as the house is on a well system. Avoid unnecessary water waste. Unnecessary waste of water will leave your water tank low. Be cautions with your water use.
* SEPTIC SYSTEM: Do not flush anything down the toilets. Use trash bins in bathrooms.
Additional Information
* WATER QUALITY: The house has a reverse osmosis system, providing high-quality water for drinking, cooking, and bathing. There is no need to buy bottled water.
* PROPERTY PERSONNEL The Landscaper and pool personnel will be onsite at the scheduled time without disturbing guests.
* ⁠Security:
Always lock doors and windows when leaving the property.
Do not share the access code or keys with anyone not included in the reservation.
Damage and Repairs:
Guests are responsible for any damage caused during their stay.
Any damages must be reported immediately, and repair costs will be deducted from the security deposit.
