Nice decor in the room. Chaps on reception were very polite.This is a little tricky as we accidentally booked a room for four, sowere expecting a bit more luxury than perhaps we had a right to expect.That said, there were a couple of points that would have been annoyingat any price. On the first morning, we went down for breakfast twentyminutes before the end of service, and other than to be pointed to thecontinental breakfast table we were ignored until after ten, meaningthat we could not order two hot breakfasts (which seemed a little meangiven that we had paid for four). When we returned that day, two of thefour pillow mints that had been left for us the first day had been takenaway. I thought the £10 surcharge to forward a phone charger left in theroom was a little steep, given the post office within 50m and the amountthe hotel must have saved on the reduced number of occupants. Also, thehot/cold bath taps are on backwards, the blind on the window was brokenand the wifi connection seemed to be permanently stalled.

I liked the style of the hotel. And I liked the reception staff, theywas very helpful.Breakfast quality is not that good. They can the items that are suitable from different parts of the world. The other dislike is lack of an elevator; very difficult to cary the bags.

The building itself, the interior decoration and very helpful staff. Itwas a truly lovely place to stay. The staff were extremely helpful, thebuilding was very old style from the outside but elegantly decoratedinternally. A 20 minute walk to the Royal Mile.This felt like staying in a budget bed and breakfast. Room and hotelneeded redecorating, was noisy and breakfast didn't start until 8am -many people are at work well before then. Reception not staffedovernight. Overall was disappointed and was certainly not what Iexpected from the info on their website; feel I was mislead. Would notstay there again.

Lovely room with a view onto the garden - comfy bed, nice bathroom, large room.Some great spots for eating nearby, and reasonably close (1m walk) to the heart of the city.Big issue at night time, because after 10:00 o'clock reception isclosed. To get back in the hotel you need to ring the night porter (wichis somewhere else in the city) and if you fortune enough you'll get inyour room after 15 min. I was fortune because my girlfriend came down toopen the door for me.(she was awake because before me others guest didhave the same problem and from the 1st floor you can hear the noise inthe front hall).Get a phone call by the night porter after call himtwice without responce, and ask him where he was.he could not give mean answer.Told him that the day after I would like to speak with amanager and to do not call my number again, and what he did call me inmy room again after 5min, make me awake again went down reception and hewas not there again.Ridiculous!!!

I liked the design of the building. It was old fashion yet chic. Thearea was quiet and also interesting being just a little way fromHollyrood park and Arthur's seat. It was within walking distance of thecity centre 20 - 30 mins. Staff were lovely and very helpful.Continentalbreakfast was fresh and tasty. Restaurants facilities available in thehotel and although we didn't eat there the menu looked really delicious.Disturbed nights sleep both nights due to other guest No breakfast on 2nd morning after discussing early departure on check in

A very nice building, entrance and reception are had neutral decor with some interesting objects and pictures here and there. Room was a bit small but very comfortable. It overlooked the back garden and was very quiet. Bathrrom very modern with trendy lights behing the mirror, really interesting and useful. WiFi eventually worked but at first we struggled to connect. Location was excellent as not in the city centre, but at walking distance with good shops and restaurants along the way. meal at french restaurant in the basement floor was delicious.Room a bit small. The first receptionist was extremelly friendly and helpful, but her manager who was there on the following day was very economical with words and ready to say "no" to any of our queries and requests.

The service was great, especially the staff on the front desk.Our room was comfortable.Easy access to the centre of Edinburgh.This is not a luxury hotel, it somehow has 4 stars but there is nothing 4 star about the rooms or the service. We were first put into a very small room that was supposed to be a superior double, it was tried and shabby and had no bath only a shower, we complained and were eventually moved to a bigger room. We were asked to pay for breakfast even though our booking was breakfast included, we had to argue to rectify this. Staff were indifferent, reception was often unattended even at checkout time we had to go and find the receptionist who was downstairs working in the kitchen!! This is a hotel that needs a major upgrading, it in no way compares to other 4 star hotels we have stayed at in Edunburgh. Very disappointing!

everything about the hotel is excellent, our room was stunning, and socomfortable. highly recommend it.Yes there was a night porter there but we got a takeaway which thereceptionist advised us to but when we got it back we asked the nightporter for some plates and he said no .so we had to eat ourchinese on our saucers . It was a knighmare .

This is a quiet and comfortable hotel. A fair walk from the city (25 minutes) taxis easy to pick up on the main street. £5 fare.Only had breakfast there, food generally good, except for the cheeseless cheese omelette. Beds very comfortable, walls sound proof, bathrooms modern.Drains may be a bit suspect, but that could be an Edinburgh problem generally.Prices seemed reasonable to me at £50 per night per person.
